Rates & Availability

  • Full-time: $1200/month (5 days per week Monday-Friday 8-5 pm)
  • Daily: $75/day (4-day minimum per month)
  • Half-day: $50/5 hour block (4-day minimum per month)
  • Hourly $30-$40/hour
  • Virtual office: $15/hour
  • Room 1: Monday-Saturday Full-day, Half-days and Hourly
  • Room 2: Monday-Friday Half-days 7 am-1 pm; and Hourly 6 pm-9 pm; Saturdays (Full-day, Half-day, Hourly)

Saturdays and Sundays you will need to personally escort clients from the 1st floor elevator with a fob key to the office on the 2nd floor.

Yes! The office is accessible for evening and weekend hours, perfect for clinicians who see clients outside of traditional business hours. After-hours air conditioning is optional and can be arranged through the building at $15/hour, Monday-Friday after 6 pm, and Saturday after 2 pm, and all day Sunday.

Some clinicians find that the space remains comfortable without HVAC during cooler months or in shaded offices—so you can choose what works best for you. If you’d like AC after hours, just let me know ahead of time (48 hours) so I can submit the request.

For those renting hourly, after hours is $40/hour including HVAC.

Parking in Montrose can be a bit tricky, but we have a few good options! Our building doesn’t have an attached garage, but we partner with the University of St. Thomas for access to their nearby detached garage. You and your clients can park there for $4 per visit, or save by purchasing $2 tokens in advance.

There’s also a small building lot with 2-hour uncovered spots, and you’ll usually find free street parking along Colquitt and Yoakum.

If you’re planning to rent 4–5 days a week and prefer reserved garage parking, I have one monthly spot left available for $40/month.

Aside from after-hours optional HVAC fee of $15/hour, a refundable security deposit of $250 is required.

For those interested in 4 or more days, a non-refundable holding deposit of one month’s rent is asked to reserve your spot. This is applied as a credit toward your first month’s rent. 

I have flexible terms depending on the type of rental you need. For those needing 4-5 full or half-days, a 6 month lease is required. 

For less than 4 days, a month-to-month lease term applies.  

The monthly rent is based on a flat rate, regardless of whether the month contains 4 or 5 weeks. This helps keep pricing simple and predictable. However, if there is an extra week in the month and the space is available, you’re welcome to book an additional day at the standard rate of $75/day or $50/half-day.

Monthly rent reserves the space for your use, regardless of client attendance. However, if you know in advance that you will not need the space for a full month (e.g., during summer or winter break), I may be able to pause or temporarily adjust your agreement. Please provide at least 30 days’ notice so I can plan accordingly.

Anne Slater, LCSW-S (a family therapist) and myself (an EMDR therapist) share this office space with Kara Grant, LPC-S (a somatic therapist) and Keely O’Donnell, LCSW.  We’re a laid-back down-to-earth group committed to advancing social justice in our private practices. 

I’d love to keep in touch as your timeline approaches! If you’d like to officially reserve the space ahead of time, I do require a non-refundable holding deposit. This deposit secures your place and is applied toward your first month’s rent once you move in. Without a deposit, I’m unable to hold the space—since it may be leased to someone looking to move in sooner.

Yes! If you’re building your practice or need a professional business address for your paperwork, marketing, or telehealth clients, I offer a virtual office option for $60/month. This includes the use of the building’s address (a suite number is provided) and access to your mail during building hours.

It’s a great option if you’re not quite ready for in-person sessions but want a stable and professional presence for your practice. Month-to-month, no long-term commitment required.
